How to Verify RERA for a Plot in Karnataka
A RERA number on a brochure means nothing until you've checked it against the official register. It takes five minutes and can save you from a project that isn't what it claims. Here's how.
Step by step
- 1. Get the registration number from the developer or brochure.
- 2. Go to the Karnataka RERA portal (rera.karnataka.gov.in) and open the registered projects search.
- 3. Search by project name, promoter or registration number.
- 4. Confirm the project appears with a valid, active registration — and that the promoter, location and extent match what you were told.
- 5. Review the filed details — approved layout, timelines, and any complaints or amendments on record.
What to check
- The registration is active, not lapsed or only "applied for".
- The promoter name matches the seller you're dealing with.
- The extent and location match the actual plot.
- No serious unresolved complaints against the project.
Red flag: "RERA applied" or "RERA coming soon" is not RERA registered. If a sizeable layout that legally requires registration doesn't have it, treat that as a stop sign.
RERA confirms the project; it does not replace your title and EC checks. Do both.
