Who I am
I'm Simran Singh Bains — an investor, plot developer and investment consultant focused on growth-led plotted real estate in Bangalore and across India. Over more than twenty years I have closed 1,000+ acres of land, structured 40M+ sq ft of transactions and delivered 15,000+ units. That experience is the only reason this site exists: every guide here is written from deals actually done, not theory.

I give investors a straight answer to three questions that decide every plot purchase: where to buy, what to verify, and how and when to exit. That means reading the micro-market honestly, running the legal due diligence properly, and matching the corridor to your budget, horizon and risk appetite — not selling you whatever inventory happens to be available.

How the advisory works
It is deliberately simple and unsentimental:
- 1. Brief — you tell me your budget, horizon, risk appetite and goal (appreciation, end-use, or both).
- 2. Corridor shortlist — I score the relevant micro-markets and give you a ranked shortlist with the reasoning.
- 3. Plot-level review — for the options you like, I review the documents and flag exactly what to verify or avoid.
- 4. Decision — you buy with a clear view of the upside, the risks and the paperwork — or you walk away with conviction.
Why independent advice matters
Most "advice" in real estate comes from someone who earns a commission on the specific inventory they are recommending. That is not advice — it is sales. The value of an independent, experienced view is that the answer can be "don't buy this," or "this corridor is already priced in," or "the title on this one won't hold." Over a 5–10 year hold, the corridor you choose and the plots you avoid matter far more than the brokerage on any single deal. My incentive is your outcome and your next referral, not today's commission.
How I think about your money: land is a long game. The goal is not to win the fastest trade — it is to own clean, well-located land in a corridor with real drivers, bought at a sane entry, and to exit it well. Everything I advise serves that.

Do you work with NRI investors?
Yes. A large part of my work is helping NRIs invest in Indian plots from abroad — verifying on the ground what they cannot see, handling the India-specific documentation and approvals, and selecting corridors suited to a long-distance, long-horizon hold.
