What the STRR is

The Satellite Town Ring Road (STRR) is a wide regional ring road connecting the satellite towns around Bangalore — threading through belts like Devanahalli, Doddaballapur, Hoskote, Anekal and beyond. Where arterial roads serve a neighbourhood, a regional ring serves a whole sub-region: it collapses cross-town travel times and makes previously remote land suddenly viable for living, industry and logistics.

Why it lifts land values

Connectivity is the rawest driver of land value. When the STRR cuts the time between a satellite town and the airport, highways and job centres, the land along and around it re-rates — often well before the road is fully complete. The northern belt, already powered by the airport, gets a second engine from the ring road.

How to play it

Buy where the ring road is funded and under construction, one belt beyond the already-priced-in zone, and hold for the medium-to-long term. And never let a great corridor distract from the title — ring-road belts carry plenty of agricultural and weak-title land. Run the checklist.
